GUY STURM

Mr. Sturm is a founding partner of Sapir, Sturm & Co., with expertise in real estate and commercial law.

Guy has vast experience in representing local and multi-national real estate projects and transactions including acquisition, sale and lease of residential, commercial and industrial real estate, land and fields, yield bearer properties and planning and construction. Guy has been involved in numerous complicated transactions and was able to carry them out successfully.

Moreover, Guy specializes in legal aspects of complex real estate, project financing and subordinations.
One of his main areas of expertise is urban renewal projects, where he provides entrepreneurs, developers, constructors and owners with legal counsel with respect to projects carried under the Israeli National Outline Plan No. 38 (commonly referred to as "Tama 38"; projects designed to strengthen existing buildings from earthquake damages by additional construction to existing structures as well as demolition and construction).

Guy acquired his extensive and diverse legal expertise in real estate over years of accompanying projects and transactions in different capacities. Guy worked for six years as an attorney at the leading Israeli law firm Gornitzky & Co., where he represented local and foreign construction companies, real estate developers, sellers, purchasers and investors.

Guy later served as VP and Legal Counsel of one of the leading real estate groups in Israel, publically held and controlled by S. Eisenberg. In this capacity, he was involved in structuring, planning and executing a variety of real estate transactions, including yield bearing property projects and large scale residential construction projects, as well as ongoing commercial and financial aspects of the group. Guy also served as a director and an observer in the board of directors of several real estate and technology companies.

Furthermore, Guy is a well seasoned counsel on commercial and corporate law, providing his services to private and public companies, entrepreneurs and investors. He has accompanied numerous local and multi-national mergers and acquisitions transactions.
Guy leads his clients through the negotiation proceedings, drafting of transactions documents and coordination with the applicable regulatory authorities, such as the insurance and capital market supervisors, the Israeli Antitrust Authority and the Israeli Securities Authority.

Guy performs active reserve duty in the IDF, as an officer in a General Staff unit, where he was nominated several times as an outstanding individual. In his free time, Guy plays music and enjoys cooking to his family and friends.

TAL SAPIR

Adv. Sapir is a founding partner and managing partner at Sapir, Sturm & Co., specializes in providing legal services in the Israeli real estate domain, including accompanying complex transactions, complex litigation issues, real-estate investments, etc.

During recent years, Adv. Sapir gained vast experience and expertise in a diversity of real estate and commercial law issues. His expertise in these practice fields allow him to examine real estate transactions from both legal and business-commercial point of views, and to optimally adjust each and every transaction tailored to the client's needs.

Adv. Sapir represents clients in a variety of real estate transactions, including selling and purchasing private and commercial assets, yield bearer properties, construction agreements and contacts with constructors, real estate partnership agreements, condominiums etc.

In addition, Adv. Sapir has expertise in representing clients in real estate and civil-commercial legal disputes such as on matters of interlocutory injunctions, claims against evacuation of tenants, real estate lawyers' negligence, nuisances, liquidation of real estate partnerships etc. His expertise includes representation in both different court instances and by alternative means such as arbitration and mediation..

Adv. Sapir is also experienced in civil-commercial law, corporate law and labor law aspects, inter alia, in drafting commercial agreements in different subjects such as founders and partnership agreements, shareholders agreements, loans and finance agreements, non-disclosure and non- competition agreements, employment contracts, etc.

MARC SHIFFMAN

Adv. Shiffman is a founding partner at Shiffman, Sapir, Sturm & Co., specializes in both real estate and town planning and construction.

Adv. Shiffman has vast experience in representing construction companies, purchase groups, private entrepreneurs, condominiums' committees, private clients and municipal entities in a wide range of legal issues.

Adv. Shiffman acquired his expertise in the planning and construction and municipal practice fields while serving as a legal advisor to city councils and planning committees of Or Yehuda, Hod- Hasharon and Givataim Municipalities, including the department at Tel- Aviv municipality. 

In addition, Adv. Shiffman accumulated his experience as a lawyer at the law firm of Charcon, Ben ami, Rosenboim, Asher & Co., where he served as the head of the projects, planning and construction department and at the law firm of Hartavi Bornstein Basson & Co., both leading Israeli real estate law firms. 

Adv. Shiffman also acquired in-depth experience in several unique aspects of the planning and constructions field, including agreements between entrepreneurs and municipalities, heritage programs, changes of building rights etc. Furthermore, he accumulated experience and expertise in the field of urban renewal, and accompanies such projects from early stages to their successful completion.
His expertise in the planning and construction fields includes claims under the 19 rule (value decrease), proceedings in front of local and national planning and construction committees as well as the appeal committees, with expertise in administrative petitions in the planning and construction field. 

Marc currently accompanies many projects such as the national outline plan no. 38 (1) and (2), evacuation - building projects, combination projects, selling and purchasing projects and provides legal consultation regarding planning and construction issues.
